We were careful when sanding down this wood flooring because of it's age. Wood flooring can only be sanded down so many times before they can't be sanded any more so we were careful not to take off too much of the surface of the wood. Once that was done, we sealed the wood and applied 3 coats of a top quality, water based finish. This ultra durable finish was applied so that it would last longer and prolong the time needed for another re-coat thereby minimizing the total amount of times this floor would need to be sanded down in the future.
